Need help desiging a grow room

Hey guys. I need some help/suggestions/tips/recommendations of the pros.

This is what I've got to work with:

12' x 8' 10" room. Two windows are located on the left side of room. I wanted to use them for intake/outtake for air. There is also a small closet in the room that measures 6' x 2' 5"... I wanted to use that for clones/drying buds.

My plan was to create two small room sublets within the room, a vegging room and a flowering room. I wanna do this so I can harvest something new every 8 weeks.

I'm planning to grow on a commercial scale here, so I'm shooting for about 30 plants at any given time in each room. I was going to use two 1000w MH lights for the vegging room, and two 1000w HPS lights for the flowering room.

I wanted to buy two hydroponic systems as well. One for each room. An ebb & flow system looked good. However, I'm still not sure what to use for the vegging and what to use for the flowering.

If I can let the plants grow to a height of 5-6 ft, how many oz do you think I could yield from each plant?

I'm also going to invest in a CO2 tank.

Here's a simple drawing I did of the room. How do you guys think I could best use this space and do you have any suggestions or plans? Thanks.

One thing that is often overlooked I'll mention - if you can - waterproof the floor. One idea is to use one of those plastic kiddie swimming pools and put your hydro system in it in case of flooding/leaking/someunforeseencircumstance.

Will the closet be light proof? Is there even a door on it?

the closet is two sliding doors. I would probably take the doors off and staple black plastic around the door, all i have to do to get into it would be lift the plastic up

Ya that will work. Simplicity is the thing to keep in mind here when tackling such a project.

Yes.
1) Draw it out with accurate measurements for all your equipment (laying out your equipment is a good idea too).

2) Plan to have the exhaust near the top and intake near the floor and the less duct work you have to use the better (not critical but helps keep the fans efficient and last longer).

3) Keep it clean and tidy.

4) Put a coat of flat white paint on everything reasonable to paint (see number 3)

5) Use that panda plastic (though i've never used it) it seems perfect for dividing a room and it is easy to break down if necessary. I would also presume it is easy to clean.

6) Make sure you have easy access to water or have a plan for transporting large amounts of water to the room.

7) Consider building a room within a room. What i mean is rather than dividing and trying to light an entire 1/2 room. Figure out exactly how much room your plants will need - build a frame from wood or PVC and attach the panda plastic to it (a DIY hydro hut) then you can use the rest of the room for storage of nutes, extra reservoirs, parts, work desk whatever...

8) Secure it (locks/deadbolts/etc..) and put a fire extinguisher nearby (but not in the room).

9) Make sure your electrical access is adequate (or better yet way more than adequate).

I have a few. Look through my journal, take peek at the DIY stuff I posted. The closet is not a good idea for the clones only because of placement in the room. It takes up too much of you floor space getting to it. My advice will all come at you just like that so be warned. VV
