Sealed Grow Room {New Construction}

I'm in the process of building a new house. I have a detached garage with a 15' x 20' room that I'm going to use as a sealed grow room. I'm using 'lessons learned' from previous grow spaces to hopefully make this a perfect room!

This isn't for a 'commercial' grow but just a kick-ass home setup that I can do whatever I want to with. Plenty of room for mothers, clones, veg & flower. I can put smaller tents in the room to segregate and have it as a multi-use space.


  • 9' ceilings
  • Purple sheetrock for humidity, mold & mildew resistance
  • Pre-wired for 3 ton mini-split A/C
  • LP gas line for CO2 generator. 750 gallon LP tank buried in the yard.
  • (6) 220v outlets in the ceiling on (1) 30 amp breaker
  • (12) 110v outlets on the 4 walls divided between (4) 20 amp breakers
  • (2) 110v outlets in the ceiling on (1) 20 amp breaker for the dehumidifier and CO2 generator
  • All 4 walls and ceiling spray foam insulation
  • Walls will be painted white
  • Floor will be finished in a white epoxy
  • (2) CAT6 drops. Ubiquiti WAP for WiFi
  • (1) Ubiquiti Hi-Def IP camera
  • 6 mil plastic between the sheetrock and the spray foam. This room will be about as airtight as possible!
  • Utility sink with hot/cold water directly below where the dehumidifier will be located for a convenient drain!

Damn. Wish I could do a ground up instead of dealing with something already there. Nice. So much easier and cheaper when you know what you got.

WoW! It's been almost 3 1/2 YEARS since this post and I'm just now ready to fire up the 'pot machine'. I still need to purchase the CO2 generator. The 2-ton mini-split A/C is AMAZING.

I have used this room to finish out a couple of outdoor soil grow plants that were not doing well in the humidity.

Does anyone have any thoughts on how many plants I should attempt? I'm doing a top-fed flood table and am thinking 4-6 to start off the 1st run.

had me worried to, shouldn't that be outside? I don't do dwc.

I have many questions about the building process and would love to pm you about it instead of filling up this thread with construction talk.

Absolutely. Hit me up.

Ideally, that condenser would be outside the room but not outside in the elements. But with a 2-ton A/C, it doesn't add enough heat to worry. It only kicks on once or twice every 30-40 mins.
