Half the cfm for the room size - doable?

Negative pressure / smell is most important to me, sound is as well. Currently, I feel the fan I have is as loud as I want to go.

You should be fine, but I went bigger so that I could install this: http://www.bghydro.com/bgh/static/articles/0606_vent.asp It controls the temps pretty effectively without using an AC.
