Ruse to Have Crackhead Renter/Roommate Move Out

So, I know this dude from a 12 step thing for alcohol I used to go to. I've been off the sauce for nine years. Long story story is that he rented a room and agreed to no booze or drugs. I found a crack pipe and empty bottles. I know from his past he pawned stuff from landlords at least once. He does have a job which provides free top of the line cable TV, fast internet, and security cameras for free which is nice but. Yeah, I'm a selfish bastard. I also have a another good roommate that built my grow room HVAC, drinks normally, smokes like once a month.

Anyways, I think the crackhead maybe in detox right now. I haven't decided to cut him loose now or until I know he is fucking up again. Either way I would want to get him out by saying something like 1) I'm putting the place on the market and need him out or 2) saying my nephew is moving in and he will need to find a space elsewhere. Give him like 45 days notice so he thinks he is moving out on good terms and there is no drama. THIS GUY IS A DRAMA QUEEN. He would yell, and shout, and cry, and plead and get ANGRY if he knew it was for crack. Hence the desire for deception. Any opinions from non-drama queen non-crackheads?

Tell him his crack smoking pissed you off, you don't want your stuff stolen and he needs to get to steppin'.

There are ways of getting him out a bit quicker.

you have to be cautious, often 'professional' tenants take advantage of landlords.

this shouldn't be too difficult, but you may need some help.

Option #2.

show no empathy, tenant already violated agreement. if they are gone, move all shit out immediately and get locksmith over asap- rekeying locks. explain to other tenant, done deal. no bargaining, no drama.

My honest advice, I can't believe I'm suggesting this but you have to be a scheming bastard like him now. No point showing decency and 45 days notice. He's not going to appreciate it and you have 6 weeks of shit.

You either get someone round to do it, put him out OR you do it and change the locks at the same time. Refund any rent owed and tell him to stay in a hostel. Not your problem. He's a big boy. Why take prisoners? He violated the house rules and he deserves it.

The worst thing you can do is wait for something to happen. If theres no lease, and he's just paying monthly or whatever. You reserve the right to kick his butt to the curb. Give him 30 days and then if needed simply evict him. You dont have to give reason.

Ive been in a similar position. You do whats best for you and yours, just like firing a good friend from a job. If he is your friend, just keep professional. If the dude freaks out, call the law bro..no reason to deal with nonsense and risk yourself, your property or legal troubles from a grow

Take his stuff to detox to him. Change the locks and be done. If detox won't take it, put it in storage and pay a month the on it and let the dude know he's out and you were kind enough to put his stuff in storage.

Thats what I thought. I googled it and read the side effects. He already has a heart condition and like 18 stints so that would pretty much off him. I think I'm more apt to tell him my nephew will be moving in.
