NorCalToker, what kind of soil is that? It looks like it is packing really hard around the base of that plant. I bet it is something like Miracle grow or Scotts or something. I think you need to repot with better soil and add PERLITE.. If you need to use that soil, still add more perlite to help with drainage and keep the dirt from packing so hard.
