I run tons literally tons and tons of pellets to TSC lol, usually starting iat the end of July until mid March, nonstop.

We load 22 pallets on my truck (44,000lbs), the heavy haul flatbeds haul 44 pallets at a time.

Did you get your pellets from Michigan? There's 2 pellet mills in Michigan, one in Holland - Michigan Wood Fuels and one down in White Pigeon - Fiber Byproducts (Pro Pellets and Magic Sparkle brand).

The mills make horse bedding too, it looks just like the fuel pellets, but you're not supposed to burn it (people do though and it's hella dangerous because it makes a lot of ash)
I got them when I lived in PA.. from a mill or tractor supply if I needed it

Depends, we do both. Some are managed by other companies, some are managed by us, and we manage some for others. Management companies tend to specialize in the type of properties they handle and the contracts vary but ball park is 8% management fee. Also the maintenance is a very good business. I don’t develop “new” projects anymore. We didn’t get into management till after 08

Cause the kids won’t ever let watch my shows, the wife won’t let me go out, and I do this while I’m eating or doing something else, hence lots of typos. Auto dictation sucks and when I type the auto correct sucks too. Besides I’ve been on the pot boards for about 25 years now, took a 5 year break. Not a mogul either, small business around 20 employees.

Knock yourself out. Personally I hate mango, always Tastes nasty to me except for dried mango for some reason.

Let's see, her rent is like $50 so I could be in big trouble. Get real. Either way, she has to wait and learn to cook using the stove top.
and how long does it take to get wood rot that you're 'just' repairing? guess the HUD never comes out to look at what they're paying for..

Lol, taking care of buildings is never ending kid. Bought this one with the rot there. Focused on the units first, thought the residents would prefer the upgrades before the rot on the outside trim. You know, you could actually be one of these residents, don’t find a lot of rocket scientists in low income housing, usually delivery boy types.

Lol, utilities break all the time. We fix them. She can cook there is no emergency. It not like she’s been without an oven for months. Been less then a week and she will have to wait a few more. You sound like white trash to me.

There are many reasons the oven may not be holding temperature.

It could be a faulty thermostat, a failing heating element or faulty wiring. Any of those have the potential of causing an electrical short and starting a fire.

It's a hazard you are ignoring because you are an idiot slumlord.

It's even worse if it's a gas oven. It could be a faulty pressure regulator that could fail and blow the whole damn building sky high.

But keep on playing the victim, slumlord. If, God forbid, something fails and kills someone, you'll be doing 15 to life for criminally negligent homicide.
