Hey, I figured if your still answering questions im wondering if multifamily houses are a good investmant for rental properties? Im looking at 3 family houses for 100k and each unit could be rented from 700-900 a month, average of 2400 a month. Sound like a fair investment? I plan on buying more houses after a little while.

I would imagine that your mortgage on all three would be maybe 800 a month. Thats 1600 xtra a month. Not bad :hump:

Thank you good sir, I'll be sending you a friend request!

I am not in a position to be buying a house, but the way I see it you can buy a home and pay the same mortgage as renting out a house or apartment for the SAME price.

I live in the Central Valley, so cost of living is hit and miss depending on what area you choose.

I wish you could buy a home on unemployment. But I guess in 2 years once I have that 2 year work history I'll be looking for a home somewhere in California. Sooner if I can find a co-signer! Will you co-sign for me? kiss-ass

Gotta find a place to raise the toddler up right! Must have a yard! Preferably no registered sex offenders next door. 420 friendly community would be awesome!

Dubsfan,

I got a question for you. I was wondering if I bought a single family home and rented it out. Is it possible for me to take advantage of the tax 1031 tax rollover? Or is this only applied to "commercial" real estate? What about mobile homes?

PS another question; What are the pros and cons of me obtaining a real estate license? I do not want to become an agent or a broker for that matter. I am just looking to invest for my long term plan. I am only looking to purchase 2 or 3 properties per year (maybe 30 max) in the next 20 years or so. I plan to buy and hold some of the properties while others I would like to fix up and sell. Depends on my mood and cash at the time of course.
