Area/location-specific strains?

Just wondering if anyone else noticed that certain strains tend to show up more heavily in certain areas? Why does demand for Kushy weed or Skunky weed or Fruity weed vary from place to place? Is it a product of the economic status of that area's population? Does the local weather or the landscape or the vibe in the community make people more inclined to favor certain strains? Or maybe it just has to do with the individual MMJ collectives selling the same clones to the same local growers, thus flooding the local market with the same strains?

An example of this in my experience is Super Silver Haze. A recent Hightimes Marijuana Price Index showed this particular strain as one of the most expensive in the country on average. In one city in upstate NY, an ounce of SSH was apparently running about $770. Seriously, holy fuck. I've smoked SSH a lot. Never paid for it, but i've smoked a lot. I have seen this strain grown both indoors and outoors by multiple different growers with different styles, preferences and varying levels of expertise and, while there is nothing wrong with it per se, SSH is NOT fucking worth $770 an ounce lol. (In my opinion NO weed on the planet is worth that much, but thats not the point)

Anyone have any ideas or theories on this particular phenomenon? I wonder about this quite often, as it relates to many different hobbies/activities I enjoy :)
