New grow room project - Nice big space

Hey everyone,

I'm excited to finally do something I've always wanted to do - build my own grow room and breed plants! (legally :peace:) I decided to use the empty space below my house, which is built on concrete stilts on a steep hill, to create a perfect separate space for my plants.

Right now, I'm on my first ever grow and using a 2.5x2.5m tent, which is taking up the entire spare space in my house. With my wife returning home soon, I need to move everything out quickly, so im working like crazy to get this done on time :weed:

I started by getting some 2-inch-thick insulated wall with reflective material for my inside and outside walls. For the build, I'm using steel framing and VIVA concrete/wood flooring (still figuring out what to seal it with). My plan is to have two grow rooms - one for veg and one for flowering - and a workroom for me to potter around in and do other stuff.

I've already made progress on the main shell and floor, and today I'll finish covering all the walls with the reflective material. Next, I'll be thinking about the layout of the space inside and planning the electric and water systems.

I've put together my plan for both the veg and flowering rooms (although I realize I haven't added the dehumidifier/humidifiers yet). As a complete newbie, I'm learning as I go, so I would love to get your feedback and advice on this next part.

A list of equipment that I plan to use for my grow room. Here's what I decided so far:

Lights:
  • 9 x 720W Creativity LED
  • 3 x 1000W Mars Hydro LED
Fans:
  • Mars Hydro Inline fans
  • Generic wall-mounted oscillating 16 inch fans
Grow setup:
  • Grow trays (2 per table) using PFAL GROW TRAY size 235x113 CM
  • Homemade low metal frame table for the trays
  • 15,000 BTU aircon for each room
  • Drip ring irrigation system
  • CO2 supplementation
Monitoring & Automation
  • 1 x Pulse pro
  • 1 x Pulse
  • 2 x inkbird wifi co2 controllers
  • 2 x inkbird wifi humidity controllers
  • Generic Smart Plugs (alexa compatible)
Watering System
  • submersible pump
  • 500 liter main reservoir
  • auto PH controller
  • separate 100 liter reservoir per room
  • netbow drip rings
  • 10 x 12 head drip emitter hub
Decisions or things to think about now:
  1. What should I seal the concrete/wood flooring with?
  2. Should I go for living soil or DWC? I want to breed mainly and DWC speeds up the process, but I also want to stay organic.
  3. Should I add a curing area to the workroom? (I will have 2 spare grow tents when I move everything to the new floor.)
  4. Should I add a clone tent to the veg room? (Maybe a 1.5m tent or just add a rack in the side of the veg room with an EZ cloner.)
  5. best locations for inlet/outlet to manage passive airflow?
  6. How can I access and refill the CO2 tank? (They are massive and heavy, and the entrance to the grow room is steep.)
  7. Should I use one CO2 tank to feed both rooms with a split hose or have one tank for each room? (If I use one tank, I might have trouble with monitoring and auto switches.)
for now I plan on using living soil organic grow, and I want to ensure that my setup is optimal for my breeding goals. I'd love to hear your feedback and suggestions on my plan. Is there anything I'm missing or anything that could be done better?

Based on the lighting the two mini splits are not enough. Your lights will create 32000BTU of heat but you have only 30,000btu of cooling. And this isn't taking into account heat from fans, dehumidifiers everything else in the room.
Also you don't need as much space to veg as you do to flower. So I would be splitting the space 1 table in veg and 3 in flower.

concrete floor would be fine as is. But you can seal it with epoxy ). Just make sure there's good drainage out of the grow.

for the CO2 tank you can leave it at the top of the hill and just run your hoses down to the grow.

what country are you in?? I love your vision for the space. I never would have imagined putting the grow under the house like that and it looking so good.
